§01 / MODULES OVERVIEW

One workspace for drawings, RFIs, field logs, and subcontractor payouts.

Stroyby replaces the six disconnected spreadsheets and the project manager's overflowing inbox with a single workspace where drawings, RFIs, change orders, daily logs, and subcontractor payouts stay in sync from groundbreak to punch list.

Used on 11,400+ active projects across 47 U.S. states and 19 countries.

  • 01 Drawings & Markup
  • 02 RFIs & Change Orders
  • 03 Field Logs & Daily Reports
  • 04 Subcontractor Payouts

Every commercial GC runs the same six spreadsheets — and an inbox that buries change-order revenue.

The drawings live in one folder. The RFI log is a shared Excel file that two people edit and three people avoid. Change orders are tracked in a Google Sheet the PM swears she will update tomorrow. Daily field logs are photos in WhatsApp threads. Subcontractor payouts are a separate spreadsheet that reconciles against the accounting system at the end of every month — if anyone has time.

None of those sheets talk to each other. When the structural RFI changes a footing size on Sheet S-3, the field crew finds out when the concrete shows up wrong. When a change order is approved in email but never written down, the revenue evaporates. None of this is a software problem. It is six disconnected workflows pretending to be one.

Stroyby replaces that stack with a single workspace where every drawing version, every RFI thread, every change-order dollar, every daily log, and every subcontractor draw is anchored to the same project record. The modules below are the four corners of that workspace.

The four corners of the Stroyby workspace.

Each module replaces a specific spreadsheet the team is running today. Together they form one record of the project, kept in sync automatically.

01

Drawings & Markup

Replaces the versioned-PDF folder on the shared drive and the markup-on-paper-on-the-hood-of-the-truck workflow.

  • Version pinning — Sheet S-3 Rev 04 stays pinned until Rev 05 is acknowledged by the foreman.
  • Markup tools: cloud, arrow, dimension callout, linked RFI.
  • Live push — a redline at 7:14am is in the foreman's hand before the 7:30 toolbox talk.
  • Native DWG, PDF, and IFC viewers, no plugin install.

Markup at 7:14am — pushed to field by 7:18am.

Replaces: Drawings folder + the markup PDF emailed at 6:55am.

02

RFIs & Change Orders

Replaces the RFI Log spreadsheet, the change-order tracker, and the email thread titled "RE: CO-14 — Final".

  • Auto-numbered RFIs with due-date escalation to the responsible party.
  • Change orders linked back to the originating RFI — never lose the paper trail.
  • Schedule-of-Values roll-up that updates when a CO is approved.
  • Contractors who switch to Stroyby surface 3.4× more change-order revenue than on legacy tools.

Replaces: RFI Log.xlsx + ChangeOrder_Tracker_FINAL_v3.xlsx.

03

Field Logs & Daily Reports

Replaces the field binder, the dictation app, and the WhatsApp photo dump.

  • Native AI field-log translation in 14 languages — from Lagos to Leeds.
  • Voice-to-log dictation with weather, crew count, and equipment auto-attached.
  • Photo capture with EXIF pinning to plan sheet coordinates.
  • Daily report compiles itself from the day's logs; PM reviews and signs on phone.

Replaces: Field binder + Daily Report template .dotx.

04

Subcontractor Payouts

Replaces the subcontractor draw spreadsheet, the lien waiver folder, and the month-end reconciliation email.

  • Draw applications generated from approved change orders and stored daily logs.
  • Conditional lien waiver flow — waiver released when the draw is funded.
  • Native connectors to QuickBooks and Sage 300 — no CSV exports at month-end.
  • Insurance and COI tracking with auto-expiry alerts.

Replaces: Sub Draws.xlsx + LienWaivers/ folder + the reconciliation email.

What contractors actually capture after switching.

22%

Faster project closeout — measured across 1,840 active builds in 2024.

3.4×

More change-order revenue surfaced, versus legacy spreadsheets.

4.7 mo

Average payback period — verified by an independent Forrester TEI study.

2.1M

Field logs, RFIs, and change orders processed every month on Stroyby.

Founded in 2017 in Austin, Texas by three former DPR Construction project executives. Trusted by 9 of the ENR Top 400 contractors, including Holder Construction and Clark Construction.

Six spreadsheets and a full inbox — versus one workspace.

A side-by-side of what a typical $20M commercial GC is running today, and what each task moves into inside Stroyby.

LEGACY STACK

Today — six spreadsheets, one inbox

  • 01 Drawings folder on the shared drive — Rev 04 sits next to Rev 04_FINAL.
  • 02 RFI_Log_MASTER.xlsx — two editors, three avoiders.
  • 03 ChangeOrder_Tracker_FINAL_v3.xlsx — last touched nine days ago.
  • 04 Daily Report template .dotx — filled in at 9pm from memory.
  • 05 Sub Draws.xlsx — reconciled once a month, if at all.
  • 06 PM's inbox — 412 unread threads, the real source of truth.
  • 07 LienWaivers/ — a folder of PDFs nobody tracks.

Result: change orders disappear, closeout takes 11 weeks past substantial completion, and the PM rebuilds the same dashboard every Monday.

STROYBY WORKSPACE

One record of the project

  • 01 Drawings & Markup — version pinned, redlines pushed to the field by 7:18am.
  • 02 RFIs — auto-numbered, due-date escalation, linked to originating markup.
  • 03 Change Orders — every CO traced back to its RFI, rolled into the Schedule of Values.
  • 04 Field Logs — voice + photo + weather; AI translation in 14 languages.
  • 05 Subcontractor Payouts — draws auto-built from approved COs and stored logs.
  • 06 Lien Waivers — conditional, released on funded draw, expiry tracked.
  • 07 Inbox — quiet. The PM's email is no longer the database.

Result: 22% faster closeout, 3.4× more CO revenue surfaced, 4.7-month payback — verified by Forrester.

"We used to spend the first hour of every Monday rebuilding the project dashboard from six spreadsheets and a Friday-night email dump. After we moved onto Stroyby, that Monday hour came back. We close out change orders the same week they are approved, our subs actually know what their next draw looks like, and our field crew has the right drawing revision on their phone before the toolbox talk starts. The 22% faster closeout number is real — and it was the easy part. The harder part is that the PM is no longer the database."
